Kitchens in Houses Without Attics

Radar58 is a kitchen remodeling company in Palm Springs. Most of our work happens in the houses the city is known for: low, flat roofed homes with exposed beams, walls of glass toward the backyard and a strip of clerestory windows running under the roofline. People buy these houses for the ceilings and the light. Then they try to remodel the kitchen and discover that a lot of ordinary remodeling habits do not apply.

A standard plan assumes an attic. It puts recessed lights in a grid, runs new circuits overhead, sends the hood duct up through a ceiling cavity and hangs upper cabinets to the ceiling. In a post-and-beam house the ceiling is the roof deck, the posts are carrying the roof, the plumbing is often in the slab and the clerestory glass is right where those tall uppers would go. We plan around that from the first visit, so the design you approve is one the building can actually take.

How We Work

We start with a walkthrough that is mostly about structure and systems. Where are the posts and which beams do they carry? Is the wall you want gone infill or bracing? What does the electrical panel supply, and is it original? Where do the supply and drain lines run? Is the home in a condo complex or a designated historic area, which can add a review step for anything that shows on the outside, like a new roof jack?

After that we draw layouts and price them honestly, including the version where very little moves. Plenty of our favorite kitchens kept the sink right where it was and spent the budget on cabinets, counters that stand up to hard Coachella Valley water, and lighting that finally makes the room usable after dark.

What We Will Not Do

We will not tell you a wall can come out without someone qualified confirming it. We will not cut into exposed decking to force a recessed light. And we will not pretend a recirculating hood does the job of one ducted outside when a real vent is possible.
